Challenge:
Stem worked with Torsion Care to produce a concept design, feasibility study and full planning application for a 73 bed care Home on Spencer Street in Lincoln. Torsion bought the vacant dilapidated brown field site in 2022 and vowed to ensure the character and appearance of the conversation area is preserved. Located on Lower High Street, the new project was to be the first care home built south of the city centre since 1997 and is therefore specifically designed to address the huge undersupply of care home beds and facilities in that area.
Solution:
The design of early assisted residential living apartment block comprises of 35 no. 1 & 2 bedroom apartments, set within a purpose built dedicated new building. The general design principles are based upon the local historical buildings and surroundings. The buildings have off centre gables which form a sawtooth pattern along the elevations.
Furthermore, the projecting gables and set back elements break up the mass of the building. The use of red brickwork and slate roof tiles fits within the context of traditional materials around the site, whilst creating a contemporary, attractive design which is reflective of a building of this scale in the 21st century.

The Lincoln Manor Care Home is a flagship development has transformed a disused and dilapidated brownfield site into a state-of-the-art, 73-bed residential care home. Positioned as a welcoming gateway from South Park into the heart of Lincoln, the scheme delivers high-quality, modern accommodation tailored to meet the needs of the local community.
Delivered as a full turn-key project for Torsion Care, the facility incorporates full ensuite wet-rooms in every bedroom, ensuring accessibility, dignity, and comfort for residents. The development also supports the creation of new employment opportunities, contributing to the economic and social growth of the area.
